What this page is
These terms apply to the apartment-search packages sold on this site. Sending a brief costs nothing and commits you to nothing. The agreement begins when you confirm a package in writing and it is accepted.

What Domovita is, and what it is not
Domovita is a research and support service paid by you, the person searching. It is not a real-estate agency, it does not act as an intermediary between owner and tenant, it does not hold keys or deposits, and it takes no commission from any landlord or agency. Nothing on this site is legal, tax or immigration advice.
Because Domovita is paid only by you, its only interest is that the shortlist is honest. That also means it cannot promise access to apartments that are not publicly available.
The three packages
- Essential, €80
- Three apartments matched to your brief, with links, visible costs and notes on the building and street. Normally delivered within three working days of a complete brief.
- Verified, €150
- Five apartments with deeper research: landlord or agency check, contract type, true monthly cost, commute and listing red flags, plus the questions to ask. Normally delivered within five working days.
- Concierge, €290
- Seven apartments researched in depth, plus contact with landlords and agencies in Italian, viewings arranged around your dates, and a read of your contract before you sign. Support runs until you sign or for up to 30 days, whichever comes first.
All prices are one-time, in euro, and include any applicable Italian tax unless the invoice states otherwise. The package you order is the one described on the pricing page on the day you order it.
What you agree to provide
- An accurate brief: city, budget, dates, occupants and genuine requirements.
- A reply within a reasonable time when a listing needs a decision, because the good ones move quickly.
- Your own decisions. You choose which apartment to pursue, what to sign and what to pay.
A search cannot start before the brief is complete. Delivery times run from the moment it is.
What is promised, and what cannot be
Domovita promises real, currently advertised options that match the brief, costs calculated honestly, and anything that does not add up named plainly. It cannot promise that a landlord will accept you, that a listing will still be free tomorrow, that a price will not change, or that you will sign a contract. Any listing, price or availability reported is what the market showed at the time of research.
If none of the options work for reasons on the Domovita side, such as a brief that was misread, the search is repeated once at no cost. If your requirements change after delivery, that is a new search.
Payment
Essential and Verified are paid in full before the search starts. Concierge is paid half before and half on delivery of the shortlist. Payment is by bank transfer, Revolut or a card link. An invoice is issued for every payment.
Cancellation and the right of withdrawal
As a consumer in the EU you normally have 14 days to withdraw from a distance contract. Research work usually starts sooner than that, so you will be asked to confirm that you want it to begin immediately. If you then withdraw, you owe a proportion of the price for the work already done, and you keep whatever was delivered.
Before any research has started, cancel by writing and you are refunded in full. Domovita may also decline or end an engagement, refunding the part not yet worked, for example when a request falls outside what the service can honestly do.
Liability
Domovita is liable for the research it delivers, and its liability is limited to the amount you paid for the package, except where the law does not allow that limit, such as for gross negligence or willful misconduct. It is not responsible for the decisions of landlords, agencies or authorities, for changes in the market, or for what happens after you sign a contract you chose to sign. Your statutory consumer rights are unaffected.
Your material and confidentiality
What you tell Domovita stays between you and Domovita, and is handled as described in the privacy policy. The shortlist prepared for you is for your own use; please do not resell or publish it as a commercial listing service.
Complaints and applicable law
If something goes wrong, write first: most things are fixed in a day. These terms are governed by Italian law. As a consumer you can bring a claim in the courts where you live; otherwise the competent court is that of Milan, Italy. The European Commission also publishes where a consumer can seek redress in a cross-border dispute.
Changes
These terms can change for future orders. The version that applies to your order is the one published on the day you confirmed it, and it will be sent to you on request.
